The requirements for real estate diagnostics are simplified for selling a garage or closed box. These spaces, not intended for habitation, pose fewer health risks but still require certain assessments:
Risk and Pollution Status (ERP)
This diagnostic is mandatory if the garage is located in an area subject to natural, mining, technological, seismic, or soil pollution risks as defined by a prefectural decree. The ERP must be less than six months old and can be generated through the website errial.georisques.gouv.fr by entering the property address.
Asbestos Diagnostic
If the garage was built before July 1, 1997, an asbestos diagnostic is required to detect any traces of this hazardous material.
Termite Diagnostic
Required only in areas at risk defined by a prefectural decree, this diagnostic applies if the garage is located in a region where termites pose a threat. This assessment, valid for six months, can be checked with the prefecture to see which areas are affected.
Energy Performance Diagnostic (DPE)
This is only necessary if the garage is heated, a rare configuration for a parking space.
Diagnostics for selling an underground parking space:
For an underground parking space, the required diagnostics vary depending on the setup:
For a space closed off by walls and a door (box): the same diagnostics as a garage are necessary.
For an open parking space: only the ERP is required.
For an outdoor parking space, only the ERP is needed.

What are the risks if the required diagnostics are not provided?
No notary will validate a sale without a complete technical diagnostic file. If certain diagnostics, like the ERP, are missing, the buyer may request to cancel the sale or seek a price reduction due to potential risks.
Note: if a hidden defect, such as asbestos, is discovered after the sale, the buyer has the right to pursue legal action to obtain a cancellation of the sale or a price reduction.
